Safety Inspections

Safety inspections are required by JEA when the power of a residence/property has been off for over a year. As for Commercial properties for over 6 months.

REWIRES

Rewires are required mainly for houses built before 1950 and sometimes after. Cloth wire and knob and tube wiring are types of wiring that home owner insurance policies will not cover and pose fire hazards as well. Cloth sheathed wiring was used in the 50’s and 60’s and mostly were 2-wire systems that didn’t have a ground wire. This type of cable will show open grounds on the receptacles with plug testers. Repair for this type of cable is to add GFI protection. Usually in the form of GFI breakers, or rewire/replace with Romex. The actual conductor of this type of cable has insulation that is polyvinyl, the same as modern day Romex.

Service Upgrades

Service upgrades are required usually when you have an older house that might have the original 100 AMP service and your house electrical needs have outgrown the service you have. This type of service requires replacing and securing cable, meter can and panel, along with breakers and must be done along the current NEC code guidelines. Surge protection is now a requirement for this service. Permits are always required.

Panel Replacement

Replacements are required most often when you have an original panel that is no longer accepted by your homeowner insurance.

Brands Like Sylvania, Challenger, Federal pacific, Pusha Matics(Connecticut Electric) Bulldog, Fused panels, Zinsco, Trumbull, Wadsworth. The list continues to grow each year in the state of Florida. Also, the residence may need more breakers spaces. You cannot replace panel for one with higher amps than the size of the service cable that is existing. Higher amps mean’s you need a service upgrade.

Aluminum Wiring

If your house was built in the late 60’s, 70’s or early 80’s you may have aluminum branch circuit wiring. This type of cable was used during this time for lighting, switches and receptacles. The problem with it is the single strand wire (smaller gauge) was wrapped around terminal screws on switches and receptacles and it has a tendency to become loose.

Which in turn creates heating and melting with potential of starting a fire. This is why the Florida homeowner insurance companies usually won’t insure.
The most cost-efficient way to remedy this is to install Alumiconns at all switches and receptacles. Alumiconns are a set screw device that slice copper wire to the aluminum wire at all current carrying conductors. So far this type of repair is allowed by most insurance companies. The other option is to rewire.
